Every home tour we run is productive, safe, and aligned with your goals. Here’s what we ask of you upfront — once for everyone, no exceptions.

What We Ask of You

Three Steps Before You Tour

Two are required for any showing. The third applies only when we’re acting as your buyer’s agent on a property listed by another brokerage.

Required for every showing

Identity Verification

A copy of a government-issued photo ID. Protects sellers, builds trust, and aligns with REALTOR® safety best practices.

Prequalification or Proof of Funds

So we match you with the right homes and you’re positioned to act when one comes up. Sellers take prequalified buyers more seriously.

  • Lender prequalification letter (income, credit, debt, assets reviewed)
  • Proof of funds for cash purchases

Only when touring other firms’ listings

Buyer Representation Agreement

Texas law requires a signed agreement before an agent shows a property they don’t list. It outlines representation, compensation, and terms — and protects your rights.

  • Not required when you tour a Kritt listing directly
  • Sets clear expectations from the start

Applied consistently for all buyers in accordance with the Fair Housing Act and Texas State Law. No exceptions, no shortcuts.

FAQs

Why do you require ID before showings?

Safety and trust. Sellers are opening private homes to strangers; verifying identity helps them feel comfortable approving showings. It’s a REALTOR® safety best practice and it protects everyone involved.

Why do I need to be prequalified before I see a home?

It’s about finding the right homes faster and putting you in a strong position when the right one comes along. The best homes move quickly — having prequalification ready means you can write an offer without delay.

What about the buyer representation agreement?

It’s only required when we tour properties listed by another brokerage — that’s where we’d be acting as your agent. Texas law requires the signed agreement before that first showing. When you tour a Kritt listing directly, we represent the seller and no rep agreement is needed.

How long does prequalification take?

Most lenders issue a prequalification letter within 24–48 hours — some same-day if your documents are ready. We work with trusted lenders who make it fast and painless. If you need a recommendation, ask.

What if I’m paying cash?

Provide proof of funds instead of a prequalification letter — typically a recent bank statement or letter from your financial institution showing the funds available. We keep this confidential.

What if I’m not sure I’m ready to buy?

Getting prequalified doesn’t commit you to anything. It tells you what you can afford and prepares you to act when you find the right home. Many buyers find the process clarifying, even if they’re still exploring.
